How we calculated it
- Home price: median value of owner-occupied homes, U.S. Census Bureau American Community Survey (ACS) 2024 1-year estimates, table B25077.
- Loan: 20% down payment, so the loan is 80% of the median value, on a 30-year fixed rate of 7.24%: the Freddie Mac Primary Mortgage Market Survey average for the week of October 29, 2026 (FRED series MORTGAGE30US).
- Principal and interest use the standard loan payment formula, the same one behind our mortgage payment calculator.
- Property tax: median real estate taxes paid per year, ACS table B25103, divided by 12.
- Share of income: 12 months of payment divided by median household income, ACS table B19013. Income needed is the gross income at which the payment equals 28% of income, rounded to the nearest $100.
- Not included: homeowners insurance, HOA dues and mortgage insurance, so real costs are higher. Home values come from 2024 survey answers while the rate is current; prices and rates in your area will differ.
To see the payment for a specific price, down payment or rate, use the mortgage payment calculator, or check how much house you can afford.
